The Site

JAGS own the two residential buildings, 152 and 154 East Dulwich Grove, adjacent to the main school site. These buildings are unoccupied and provide an exciting opportunity to deliver a new Pre-Prep that better aligns with our educational vision for the future and improves connectivity and shared facilities with the established main school site

These two 1960’s buildings sit out of character with the rest of the properties along East Dulwich Grove. Our emerging scheme will improve the streetscape with a design that is fit for the quality and scale of the local context and consistent with the character of this part of the Dulwich Village conservation area.

1. JAGS Main School Site 

JAGS senior school buildings bound the development site to the north. The science block extends to the boundary and has two spacious courtyards on either side. 

2. Residential Houses on East Dulwich Grove 

Large Victorian houses sit on the south and east side of the site on East Dulwich Grove. These are of high quality and consistent with the character of the conservation area. 

3. Tennis Courts 

North Dulwich Tennis Club’s tennis courts are located to the west of the site. Public access to these courts lies directly south of the site between no154 and no156. This access needs to be retained. 

4. Existing Buildings on Site 

Two post-war detached houses are situated on the development site, currently vacant. The architectural style is not consistent with the quality and scale of the local context. 

5. Existing Private Gardens 

The large gardens to the rear of the site have a number of existing trees.
